Terms of Service

Effective July 16, 2026

These terms are an agreement between you and Community Coliving ("we", "us") for the use of Addi, our property analysis product at addi.communitycoliving.com (the "service"). By creating an account or using the service you agree to them.

What the service is

Addi produces research reports and analysis tools for residential real-estate investing: property reports, market and zoning research, comparable-sales work, and an underwriting calculator. Reports are generated from public records, licensed data sources, and automated analysis.

Reports are research, not professional advice

Everything the service produces is an automated research estimate. It is not an appraisal, not investment advice, not legal advice, and not a substitute for your own diligence or for licensed professionals. Zoning and regulatory information in particular can change and can be incomplete; verify it with the jurisdiction before acting on it. You are responsible for your investment decisions.

Your account and workspace

You need an account to use the service, and you are responsible for what happens under it. A workspace is shared with the teammates you invite; workspace admins control its settings, team, and billing. Keep your sign-in credentials to yourself and tell us promptly about any unauthorized use.

Plans, credits, and payment

  • Analyses are metered in credits: one credit runs one property analysis.
  • Monthly plan credits refresh each billing cycle and expire at the end of it. Credits you purchase separately do not expire.
  • If an analysis fails and delivers no report, its credit is returned automatically.
  • Subscriptions renew automatically until cancelled; cancelling stops future charges and your plan runs to the end of the paid period. Prices you were offered when you subscribed are honored for as long as you keep that plan.
  • Payments are processed by our payment provider; we do not store card numbers.

Communications

We send the emails the service itself needs: sign-in codes, receipts, and account notices. Marketing email - occasional product updates and coliving investing tips - is sent only if you opted in (the checkbox at sign-up, or by telling us later), and every marketing email includes a way to unsubscribe.

Acceptable use

Do not misuse the service: no unlawful use, no attempting to break or overload it, no scraping or reselling its reports or data feeds, no sharing one account across people who are not on your workspace, and no using it to build a competing data product.

Your content and ours

The properties, notes, and settings you put in stay yours. The service, its reports' design, and its underlying data compilations are ours or our licensors'. You may use the reports for your own investing work, including sharing them with your team, lenders, and advisers.

Ending the agreement

You can stop using the service and cancel any time. We may suspend or close accounts that break these terms. Sections that by their nature should survive (payment obligations, disclaimers, liability limits) survive.

Disclaimers and limits

The service is provided as-is, without warranties. To the fullest extent the law allows, we are not liable for indirect or consequential damages, and our total liability for any claim is limited to what you paid us in the twelve months before the claim.

Changes

We may update these terms; if a change is material we will tell you through the service or by email before it takes effect. Continuing to use the service after that means you accept the updated terms.
